1. Scope of Application

These Terms and Conditions apply to the rental of the holiday accommodation "Ferienwohnung Auszeit" for lodging purposes, as well as to all related services and supplies provided by the hosts to the guest.

Any deviating terms and conditions of the guest shall not apply unless expressly approved in writing by the hosts.

2. Booking and Conclusion of Contract

The rental agreement is concluded upon receipt of a written or electronic booking confirmation from the hosts. Once the confirmation has been sent, the booking becomes legally binding.

By completing the booking, the guest accepts these Terms and Conditions as well as the House Rules, which have been made available beforehand.

3. Stay and Use of the Accommodation

The holiday apartment, including all furnishings and facilities, must be treated with care and respect by the guest.

The guest is required to keep the property clean during the stay and to report any damage or defects immediately to the hosts.

Before leaving the accommodation, all windows must be closed, lights turned off, and radiators turned down.

The apartment may only be occupied by the persons specified in the booking. Unregistered visitors or guests are not permitted. Subletting or transferring the rental to third parties is strictly prohibited.

In case of serious or repeated violations of these Terms or the House Rules, the hosts reserve the right to terminate the rental agreement without notice. In such cases, the guest is not entitled to any refund or compensation.

4. Internet Usage (WLAN)

The guest is granted access to the property’s WLAN network for the duration of the stay.

• Use of the WLAN is at the guest’s own risk and responsibility.


• The hosts assume no liability for data loss, malware, or any other damages resulting from Internet use.


• Sharing the WLAN password with third parties is strictly prohibited.


• The guest agrees to comply with all applicable laws when using the Internet, especially by not downloading, streaming, or distributing copyrighted, illegal, or offensive content.


• Any use of paid streaming services, downloads, or online purchases made via the hosts’ Internet connection will be billed to the guest in full.


• In case of violations or legal claims from third parties, the guest shall bear full responsibility and indemnify the hosts from all resulting claims or costs.

5. Payment

The guest is obliged to pay the agreed rental price and any additional services in full and on time. The applicable rates and payment conditions are stated in the booking confirmation.

6. Cancellation Policy

Free cancellation is not possible.

In case of cancellation, the following fees apply:

• up to 45 days before arrival: 20 % of the total rental price


• 44 to 8 days before arrival: 50 % of the total rental price


• 7 days or less before arrival: 90 % of the total rental price

The cancellation must be made in writing. We strongly recommend purchasing travel cancellation insurance.

7. Liability

The hosts are liable within the scope of legal obligations for the proper provision of the rental property.

No liability is assumed for disruptions or failures of water, electricity, or Internet supply, or for events of force majeure.

The hosts are not liable for loss or damage of personal belongings of the guest.

The guest is fully liable for any damage caused by themselves or their companions to the accommodation, furnishings, or inventory. This also applies to damage caused by unregistered visitors.

Lost keys must be reported to the hosts immediately. The costs of replacing the locking system will be charged to the guest.

8. Written Form

Any amendments or supplements to this agreement, including these Terms and Conditions, must be made in written form. This also applies to the waiver of this written form requirement.

No verbal side agreements exist.

9. Severability Clause

If any provision of these Terms and Conditions is or becomes invalid or unenforceable, the validity of the remaining provisions shall remain unaffected. In place of the invalid provision, a valid rule shall apply that comes closest to the economic intent of the invalid provision.
